From prestigious Ocean Drive to the growing South Side, Corpus Christi is enjoying record growth. If you are interested in well established neighborhoods,and older, more traditional homes you will want to explore Corpus Christi’s Del Mar, Lamar Park, and Bessar Park neighborhoods. These areas are convenient to downtown, the bayfront, Texas A&M and Del Mar College, and virtually all of the city’s events and venues. If new homes, suburban living, and shopping centers are important, and you do not mind the growing commute time, then Kings Crossing, the Lakes, or Oso Parkway developments should be the nieghborhoods to research for your new home.
Property values remain extremely affordable, and waterfront homes are among the lowest priced in the country for similar neighborhoods. There are three primary communities surrounding Corpus Christi. Portland–just over the Harbor Bridge, is experiencing superb growth and shopping centers. Our two top notch school districts are located at inland community, Calallen, and in Flour Bluff located near the Laguna Madre before the JFK Causeway bridge.
Del Mar
The Del Mar area, one of Corpus Christi’s oldest and more expensive neighborhoods, stretches from Palmero Street to Louisiana Avenue between South Alameda and Ocean Drive. The homes were built beginning in the late ’20s and restoration or complete rebuilding continues today. In the 100-200 blocks, homes are grand mansion-like statements. The 300-500 blocks have more demure architectural gems, often built in mission or bungalow style.
Furman Avenue, located on the edge of the downtown area, is one of the oldest streets in Corpus Christi. While the majority of the homes on Furman Avenue were built in the 1910s and ’20s, both students and retirees rent the properties. The high-rise condominiums were built in 1981, and management of the facility fell to the homeowners’ association in 1985. Closer to the center of town, there’s Ocean Drive, where young professionals tend to live.
Southside
Many families – military and otherwise – moving into the city settle in newly-built subdivisions on the Southside. New home development, wider roads, larger strip malls and easy access to South Padre Island Drive has spurred many young families to move into the area. Kings Crossing and the Lakes boast larger, more expensive houses. But the newest subdivisions in the Saratoga/Yorktown area – including Sun Valley and Cimmaron Crossing – are developing, please-excuse-our-dust neighborhoods with smaller homes for growing families. All over the Southside, red brick, porticos and Palladian windows seem to be endemic.
The Oso Bay area, just below Almeda, is a close-knit, family-centered neighborhood. In recent years, the Flour Bluff community, between Oso Bay and the Laguna Madre, has seen the development of several rental properties designed to attract students and other beach dwellers. The construction of new apartment buildings, garage apartments and rental homes has prompted younger single people to move into the area. The community has quite a bit of diversified housing, from low-end affordable to top-of-the-line estates.
Padre Island
There are 113 miles of stunning, white sand beaches, and picturesque dunes and grassland. Padre Island offers salt, sea, and an artsy yet professional feel with property rising unprecedented leaps in value and growth in its history. Once you cross over the JFK Causeway and you’ve entered a state of mind – where sailboats dot the landscape and strains of Jimmy Buffet songs seem to linger in the air. Residents here claim to feel as if they are on vacation year-round. Padre Island, traditionally filled with retired citizens and vacationers, has also seen an increase in the number of families moving into the area. Now, there is a mixed bag of young professionals, military, retirees, and – seasonally – winter Texans (snowbirds). For modern conveniences like grocery stores, residents need to venture OTB (over the bridge), but no one seems to mind too much.
Neighboring towns such as Rockport, Port Aransas, similarly named but separate Aransas Pass, and Ingelside also offer beautiful waterfront communities. Aransas Pass is a beautiful city located near Mustand and Padre Island. Aransas Pass is a mecca for fishermen.
