Where To Live Reno

Southwest Reno
One of the most desirable areas in Reno has always been the Southwest area of town, which encompasses quite a bit of area, from the Old Southwest along Plumb and Arlington, with its neighborhoods of small, warm brick homes, to the area further south, encompassing the rural Southwest neighborhoods near Lakeridge and Arrowcreek, for example. Homes in the Southwest are also some of the more expensive in the area, and often include more land along with the house.

Northwest Reno
The newer neighborhoods of Northwest Reno, north of the McCarran and Mae Ann area used to be one of the fastest growing neighborhoods in the area. It’s especially good for families, the houses are more affordable than in some other areas, and there are schools, shopping, a library, and hiking trails and parks all nearby.

Spanish Springs
Spanish Springs is probably the fastest growing area in the Truckee Meadows; houses seem to be popping up everywhere out there. Located East of Sparks, you can find new subdivisions, older homes on 1+acre lots, and everything in between in Spanish Springs. There are still some nice rural ranches, but they are disappearing fast as growth spreads. A brand new high school just opened in the area two years ago, and there are parks and riding trails to enjoy in the area. Houses are fairly affordable for families, and the commute to Reno is only about 20 to 30 minutes, depending on location and traffic.

North Valleys
If you’re looking for land and a more rural atmosphere, the North Valleys might be just what you’re looking for. Located about 20 to 30 minutes north of Reno, you can find homes on 1/2 to 1+ acre lots or more, zoned for horses, to brand new subdivisions right next to schools. Golden Valley has a new high school for the area, along with large lots and ranch-style homes. Further North, Stead used to be full of warehouses and industry, but has now blossomed into a community of new homes and apartments. Red Rock is a rural area with homes on large lots, zone for horses, with a nice, rural feel to it. Homes are spread out, and from some areas, residents enjoy an awesome up close view of the Reno Air Races.

Carson City
Carson City is the capital of Nevada, located about 30 miles north of Reno. Like the rest of the area, Carson City is enjoying dynamic growth, yet has managed to maintain its unique personality by blending the new with the old. Carson City is a community rich in economics, culture, tourism, the arts and educational resources. New development blends with tradition and history.

Carson City offers a wide-ranging diversity of homes. More than half of the 22,500+ housing units are single-family homes, 60 percent of which are owner-occupied. Multi-family units account for 29 percent of the total, and manufactured housing makes up the remaining 14 percent. Only five percent of housing in Carson City is vacant. Almost 80 percent of the city’s current housing units have been constructed since 1970.

Sparks
Located in the Truckee Meadows of Northern Nevada, at the junction of Interstate 80 and US 395. The City of Sparks covers over 22 square miles at an elevation of 4400 feet. In this high desert community, the sun shines approximately 80 percent of the year, days are sunny and nights are cool. Sparks’ present population is 63,000.

Sparks was originally distinct from Reno, they have both grown toward each other to such a degree that today the border between them is purely political. They are often referred to as a twin city (i.e. “Reno-Sparks”). According to the local joke, “Reno is so close to Hell you can see Sparks.”

Sparks remained a small and sleepy town until the 1950s, when economic growth in Reno triggered a housing boom in the area of Sparks north of the railroad. In the 1970s the area south of the railroad started to fill up with warehouses and light industry. In 1984 the tower for John Ascuaga’s Nugget was finished, giving Sparks its first, and to this date only, high-rise casino. In 1996, the redevelopment effort of the old and unsightly B Street business district across from the Nugget that started in the early 1980s took a step forward with the opening of a multi-screen movie complex and the construction of a plaza area. This area, now known as Victorian Square, is a pedestrian-friendly district that hosts many open-air events.

Sparks is currently in the middle of a housing boom. Planned developments such as Wingfield Springs and D’Andrea Ranch have increase the value of the over all housing market.

These are some of the most desirable neighborhoods in Reno and Sparks. Of course there are others. If you’re thinking about relocating to Reno, the best thing to do is check with a qualified real estate salesperson to find just the right area for you. Some other rural areas you might consider are Virginia Foothills, Washoe Valley (East or West), and the Wedekind Road area in Sparks. If you’re looking for newer homes closer to town, you can also look in Double Diamond Ranch, and East Sparks.
