New homes are being built in well-planned communities throughout the metro area. Nearly all areas with land for growth – especially north along the I-25 corridor, west amid scenic foothills, and south and east near the airport – are sites for new residential construction. The older, more established sections of town offer fine housing as well. Many mature neighborhoods boast shady, tree-lined streets and well-maintained homes. The city’s oldest residential neighborhoods near downtown and near The Broadmoor contain hundreds of well-preserved homes built between 1890 and 1920. Victorians, bungalows and other turn-of-the-century home styles dominate these popular neighborhoods.
Southwest / Broadmoor Area
Long-standing million dollar estates mix with new homes along the foothills and slopes of Cheyenne Mountain, establishing this as the most elite area of town. The Broadmoor Hotel anchors this neighborhood, lending historic charm and beauty to the community. Cheyenne Mountain Zoo and the Will Rogers Shrine of the Sun are perched atop this area and snake through the mountainside offering awesome city views. Seven Falls, located just beyond the Broadmoor Hotel, is a natural wonder. Prices in these neighborhoods generally range from $750,000 to over $1,000,000, but town homes, condominiums, and some smaller single-family houses are available from $200,000’s.
Downtown
The most noticeable attribute of the downtown area is its lack of billboards and skyscrapers cluttering the skyline, giving it a clean, vibrant look. Surrounding downtown is a diverse range of neighborhoods, from one of the most prestigious to among the most modest. From just north of the downtown business district to Colorado College, small office buildings (many of which are converted, turn-of-the-century residences) are mix with older single-family homes and apartments. The Old North End extends north from the college, and includes proudly restored and maintained mansions built by men who made their fortunes during the gold rush. Further north are the more modest, established neighborhoods of Kittyhawk, Venetian Village, and Cragmoor. East and south of downtown are areas of mostly smaller bungalows built before the 1930’s.
North
The area east of the Interstate is poised for rapid growth. Existing neighborhoods include Black Forest, a heavily treed area of homes on lots of five acres or less. Farther north, the Tri-Lakes area which includes the small towns of Monument and Palmer Lake, the Woodmoor Development is attracting more and more residents who don’t mind the 15 to 20 minute drive to Colorado Springs. This area is also popular with people who commute to jobs in Denver. Far north of town, situated on rolling hills, is the prestigious United States Air Force Academy (USAF).
Northwest
A mixture of upper class residences splashed with strip centers and an abundance of eclectic restaurants situated near the mountains make this a highly desirable place to live. A variety of attractive housing options are available. Rockrimmon, with its rolling hills and dramatic bluffs, saw most of its development from the late 1960’s through the 1980’s. Its diverse housing stock includes apartments as well as town homes and single family residences priced for residents of all incomes. Pinecliff, to the south of Rockrimmon, offers similar geography and price ranges. Just north of Rockrimmon, the Woodmen Valley provides a country atmosphere with larger lots.
At the foothills, are the newer neighborhoods of Peregrine, Mountain Shadows, Oak Hills, and Pinon Valley. Housing choices in these subdivisions range from fairly typical suburban tract homes along Centennial Boulevard in Pinon Valley to larger, more upscale offerings in the other neighborhoods. Prices in this part of town generally begin around $120,000, and rise with the elevation. Custom homes sell in the $500,000 range.
Northeast
The northeast section is filled with a multitude of both well-established as well as newer neighborhoods. The terrain is typically hilly and some areas such as Vista Grande, have spectacular mountain views. Average home price is about $200,000. This area blends forested parks with fabulous shopping and dining. Like hiking, if so this may be the neighborhood for you. Palmer Park offers several easy trails with fabulous views and numerous picnic tables.
South
Because the army’s Fort Carson extends south of Colorado Springs between I-25 and Highway 115, the city has been prevented from growing much in this direction. East of I-25, you will find a mix of neighborhoods built from the 1950’s to the present. The Valley’s newer subdivisions can be found to the east of the more established neighborhoods. Existing homes in the Fountain Valley are priced from less than $140,000 to $20,000, with new construction higher.
East / Southeast
Hills covered with newly developed middle-class neighborhoods run north to south for miles. See historic aircraft, missiles and exhibits at the Peterson Air & Space Museum, located on Peterson Air Force Base. Catch a flick at the newly built IMAX Theater, with 16 movies to choose from. During the summer it is hot dogs, peanuts and baseball at Sky Sox Stadium.
Old Colorado City
Old Colorado City, founded in 1859, is located on the west side of Colorado Springs. Boasting a rich and colorful history, it was the first capital of the Territory of Colorado and the center of early settlement in the Pikes Peak region. Designated a National Historic District in 1982, restoration efforts have resulted in a physical and cultural recovery of the area. A farmer’s market convenes every Saturday from late spring through November on 24th Street between Colorado and Pikes Peak avenues.
Manitou Springs
Just 4 Miles west of Colorado Springs, an historic neighborhood which centers on Manitou Avenue off U.S. 24 West. Manitou Springs is a separate town with its own government. Manitou Springs derives its name from two dozen mineral springs situated throughout the area, many of which have spigots that locals may drink from. The minerals present at each location change the flavor of the local water.
